History
940 Russell is located in the historic Edgefield area.  This area is being carefully protected through Historic zoning, which protects against demolition and reconstruction of homes and condos that don’t fit the historic character of the neighborhood.  This has led to the careful restoration of many wonderful homes and condominiums in the area.  This building was constructed in the early 1920’s and was, up until the 1980’s, an eight-unit apartment building.  The building is undergoing an extensive restoration to preserve the integrity of its architecture.  Although railing, some windows and other exterior elements are being fully restored or replaced, it is all being accomplished to be historically accurate.  All systems are new (electrical, heat, air conditioning, plumbing, all fixtures, etc.), and the interiors include all the up to date elements like Ethernet wiring throughout, cable, phone, 5.1 speaker wiring, through home wiring to accommodate almost any configuration and equipment as well as a new security system.

Project Details:

  1. Historic preservation permit includes replacing to original standards (wood rail details, etc.)
  2. Interior exposed brick walls, sealed with a clear satin concrete sealer
  3. All flooring to be replaced with new, sand and finish in place oak.  The design intention is to go very dark (chocolate brown or black).  Some areas in the sub-floor are uneven and unacceptable.  These areas will be leveled with shim material prior to installing new hardwood flooring.  However the floors are not expected to be perfectly level.
  4. 10’ ceilings and 8’ solid wood doors
  5. Bedrooms will be carpeted (except 3rd level bedrooms/office/dens which are hardwood).
  6. Front porch is currently removed.  It will be framed and poured with all new concrete, including sidewalk along side of building and the rear sidewalk with integrated landscape island.
  7. First level limestone windowsills to be replaced with all new limestone.
  8. Gravel or equivalent for large parking area in rear of the building with easy alley access.
  9. Re-landscape front yard of the property to be completed.
  10. Roof deck railing will be installed around the entire upper decks.
  11. Extensive pre-wiring for stereo, 5.1 surround, Ethernet and phone.
  12. Security system with centralized, time delayed keypad. 
  13. New 66-gallon high efficiency water heater.
  14. Custom downspouts to underground storm water drains
  15. New water and sewer lines from building to mains.
  16. All new insulation (also includes interior walls, and between floors to deaden sound)
  17. 100% new electrical, plumbing, lo-voltage and HVAC mechanical systems
  18. Painting – two interior colors are included.

Kitchen specific:

  1. Cabinets are custom solid wood, a chocolate color with clean lines
  2. Countertops to be granite. 
  3. Main faucet is the MOEN Aberdeen in a chrome finish.
  4. Sink is a double walled, under-mount two compartment SS sink
  5. Appliance package – The purchase price includes the following appliances;
    1. Kitchen Aid Architect Series Stainless Steel Dishwasher Drawers (two in each unit)
    2. Kitchen Aid Architect II Series Stainless Steel Microwave and Hood Combination
    3. Incincerator ½ hp Garbage Disposer
    4. Kitchen Aid Architect II Series Stainless Steel Electric Range and Convection Oven
    5. Custom cabinets built for counter depth freestanding refrigerator (36” wide, 71 1/2” tall, 30” deep).  Buyer may add Kitchenaid refrigerator (or other) or washer/dryer to the purchase price at builders preferred pricing.

Master Bath specifics (other than tile):

  1. Cabinets are custom wood, color to be determined. See cabinet layout.
  2. Jetted Tub is a Profit 4268 white whirlpool tub
  3. Separate custom all tile shower
  4. Kohler pedestal sinks
  5. Kohler Pinoir White commode

Guest and Upper Floor Bath specifics:

  1. Kohler under-mount sink
  2. Custom tile shower in upper bath
  3. Custom tile surround above the new steel tub.
  4. Master Bath tile will be 1” x 1” hexagon floor tiles.  These tiles will be white, with black accent pieces.  The walls around all showers, jetted tub top and backsplash and front will be 3” x 6” ‘subway’ tile in white.  The two shower walls to be tiled to a height of 6’.  
  5. Guest Bath tile will be 1” x 1” hexagon floor tiles.  These tiles will be white, with black accent pieces.  The walls around the tub will be 3” x 6” ‘subway’ tile in white, to a height of 6’. 
  6. 3rd Floor Bath (upper units) tile will be 1” x 1” hexagon floor tiles.  These tiles will be white, with black accent pieces.  The shower walls will be 3” x 6” ‘subway’ tile in white, to a height of 6’. 
  7. Laundry will be full tile under the washer/dryer.  This area can accommodate a full size stack unit (LG or Whirlpool Duet units).

Roof Deck (upper units):

  1. We are continuing to research acceptable deck material for the roof.  One of the products we are considering (waiting for samples) can be seen on the website www.duragrid.com.  Look at the Non-slip Comfort Tiles.  This material is only ½” thick, has a great warranty and will allow water to drain freely and was made for this application.  The deck will include a ‘living area’ of this or similar material of at least 500 square feet.  The color will either be gray or beige.  This will not cover the entire deck area, just a living area adjacent to the back wall of the upper living area where the stereo speakers will be placed.  This allows owners to place potted plants or other decoration and create an outdoor room, and I did not intend to cover the entire deck area.

Project Completion/Delivery

  1. We estimate completion to be July 1, 2007.  Pre-sell and participate in final interior color selections and other customizing to make this your perfect home.
